Initial Condition

The balconies require annual cleaning due to a buildup of annual organic pollutants, including seasonal pollen, dust, dirt, and grime from the nearby road in the plaza. Additionally, organic growth on the concrete slabs, and cobwebs added to the cleaning requirements.

Specific Challenges

One of the primary challenges encountered was with units on the first floor where the concrete slab of the balcony had shifted, causing water to pool towards the back. To address this issue, our team used a combination of squeegees and blowers to ensure the balcony floor dried uniformly.

The cleaning operation at The Cardinal at North Hills was meticulously executed to ensure thoroughness and minimal disruption:

Initial Setup
1. The team commenced from the 5th-floor balcony, conducting a thorough briefing to outline safety protocols, roles, and the step-by-step plan.
2. Equipment and supplies were prepared, including low-pressure cleaning equipment, eco-friendly solutions, and safety gear.
Balcony Cleaning Process:
1. Soft Wash Application: Applied a proprietary eco-friendly cleaning solution via a soft wash remote-controlled pump to balcony slabs, parapet/guard railings, and inset walls. This effectively removed organic pollutants, seasonal pollen, dust, dirt, grim, and cobwebs.
2. M5 Tip Freshwater Rinse: Ensure a uniform finish on all balcony surfaces.
3. Window Cleaning: Windows were rinsed with fresh water to complement our specialized cleaning process.
4. Precast Coping Band Treatment: Applied a higher concentration of mildewcide to exposed precast coping bands on first-floor balconies, followed by a freshwater rinse for uniformity.
Operational Coordination:
1. Access and Equipment: Utilized 100ft of line to drop down to ground level facilitating access to our fleet equipment. All lines and hoses were securely tethered to ensure safety and prevent accidents.
2. Team Structure: Divided into two units:
  1. One team managed balcony cleaning operation.
  2. Another team oversaw water supply management and operated fleet equipment at ground level.
3. Real-Time Communication: Utilized two-way radios and mobile communication for real-time updates and coordination between internal and external teams.
4. Floor-by-Floor Progression: Systematically progressed from the 5th floor down to the 1st floor, ensuring comprehensive coverage and safety checks at each level.
Post-Cleaning Inspection and Debris Management:
1. Quality Assurance: Conducted thorough post-cleaning inspections after completing each floor to ensure high-quality results.

Upon completion, each balcony at The Cardinal at North Hills was thoroughly cleaned, meeting the facility's high standards.
